One of the biggest and prevalent mistakes I see novice Maui home buyers making is waving the right to a home inspection. There are a couple of rules to use here. Use your certified inspector.  You want this professional on your side, not the seller’s. The closer connection you have with this person t, the better off you will be.If you are the seller, then hire your own inspector before the fact and repair any negative finds.  At least this way you are aware and prepared for the expense.Be sure you get a warrantee on the appliances, heating and air conditioning systems in your escrow. And even warrantee for any undisclosed items, such as severe gopher or mole problems.( this can be very costly).
